Plumber Bellevue

Bellevue WA 6056, City of Swan. About 18 km east of the Perth CBD.

Bellevue is an eastern suburb about eighteen kilometres from the Perth CBD, at the foot of the Darling Scarp where Greenmount Hill begins. It is split fairly evenly between residential, industrial and parkland, with the Helena River along its southern edge. For a plumber two things shape the work: clay ground, left from the extensive clay pits worked here last century, which drains nothing like the sand further west, and a substantial industrial area needing trade waste rather than domestic plumbing.

• Clay ground from the old pitsClay was dug extensively through this area, and clay holds water rather than letting it soak away. A soak well sized to a coastal-plain standard will simply fill and stay full on a Bellevue block, so we establish what is actually under a property before pricing any drainage work.
• A substantial industrial areaThe workshops and yards here produce washdown water, sediment and oily waste that cannot discharge straight to the sewer. They need arrestors sized for the real load and cleaned on a realistic interval, and a neglected one is what causes most of the blockages we attend on those sites.
• Low parkland along the Helena RiverThe southern edge of the suburb runs along the river, and the blocks nearest it sit low with groundwater high through winter. Drainage there has limited fall to work with, which compounds the clay problem rather than relieving it.
• At the foot of the scarpBellevue sits where the hills meet the plain, so it takes runoff coming down off Greenmount as well as its own rainfall. Properties on that side need drainage sized for water arriving from above them, not just for what lands on the roof.
