Nollamara sits less than ten kilometres from the Perth CBD and has changed considerably over the past decade. Once a lower-income area, it has gentrified steadily, with older houses being replaced by townhouses and younger families and professionals moving in. It remains well treed, with extensive parks including Des Penman Reserve.

• Older homes being replaced with townhousesThis is the defining feature of plumbing work in Nollamara. Each new dwelling needs its own water connection and meter plus a sewer junction cut into a main laid decades ago, and doing that on a street still occupied by original houses takes planning rather than a standard approach.
• Extensive trees and parksNollamara is unusually well treed for an inner suburb, and those mature root systems reach the joints in the older clay drainage still serving many properties. Root-blocked drains are a regular call here, particularly around Des Penman Reserve.
• Elevated ground with views across the northern suburbsParts of Nollamara sit noticeably higher than the land around them, and that elevation affects water pressure. Homes at the top commonly see less than those below, which matters when specifying a replacement hot water unit rather than fitting like for like.
• Flinders Street and Wanneroo RoadThese two roads run through the suburb and connect it quickly to Leederville, Northbridge and the city. For us it means fast access at any hour, including for an after-hours emergency.
