Plumber Southern River

Southern River WA 6110, City of Gosnells. About 20 km south-east of the Perth CBD.

Southern River is about twenty kilometres south-east of the Perth CBD in the City of Gosnells, and it has changed faster than almost any suburb around it. Rural land carrying egg farms, horse properties and boarding kennels has been redeveloped into medium-density housing on roughly seven-hundred-square-metre blocks, with a pocket of kennels and catteries still operating. For a plumber that means modern pipework where the fittings fail rather than the pipes, plus old farm services buried under new gardens.

• New housing where fittings fail, not pipesSouthern River homes are young enough that a full replumb is almost never justified. What does wear out is everything the builder fitted at once: mixers, cisterns, flexible hoses and hot water units, all arriving at the end of their life within a year or two of each other.
• Built over former farms and kennelsEgg farms, horse properties and boarding kennels covered this land before subdivision, and their bores, irrigation mains and troughs were not always removed. We find them when someone excavates for a pool or a patio, so locating services first is much cheaper than discovering them with a machine.
• Slab-on-ground construction throughoutEstate housing here is built on slabs, so a leaking water line under the floor shows up as a warm patch or an unexplained bill rather than a visible drip. It needs acoustic and thermal location, not exploratory cutting of a new concrete floor.
• Kennels and catteries still tradingThe remaining boarding kennels and catteries in Southern River run wash-down drainage and hot water at a commercial scale. That plumbing needs sizing and maintaining like any trade premises, because a failure there is an animal welfare problem as well as a plumbing one.
