Plumber Kelmscott

Kelmscott WA 6111, City of Armadale. About 23 km south-east of the Perth CBD.

Kelmscott is about twenty-three kilometres south-east of the Perth CBD in the City of Armadale, one of the four original townsites of the Swan River Colony and bisected by the Canning River. West of the river is flat plain carrying the shopping areas, a light industrial precinct and older housing; east of it the ground rises into the Darling Scarp. For a plumber that split governs everything: low river ground and ageing drainage on one side, rock and slope on the other.

• The oldest housing stock in the districtKelmscott has been settled longer than almost anywhere around it, and some of its drainage is genuinely old. Recurring blockages in those streets are a pipe condition rather than bad luck, and a camera inspection is the only honest way to price the repair.
• Low ground along the Canning RiverProperties on the river flats sit low with a water table that rises through winter and limited fall for drainage. Soak wells there fill quickly and clear slowly, which is a design problem rather than a blocked pipe.
• Hills blocks east of the riverEast of the Canning the ground climbs into the scarp, and trenching for a water line or a sewer repair up there can strike rock at shallow depth. The same job costs differently on the two sides of Kelmscott, so we price on the block.
• A light industrial precinct and retail stripThe workshops off Albany Highway and the food tenancies in the shopping areas need arrestors, trade waste drainage and commercial hot water. None of it can be taken out of service while a business is trading, so the work gets staged around trading hours.
