Plumber Roleystone

Roleystone WA 6111, City of Armadale. About 28 km south-east of the Perth CBD.

Roleystone is about twenty-eight kilometres south-east of the Perth CBD in the City of Armadale, spread across the hills above the upper Canning River. Blocks are large, with a two-thousand-square-metre minimum in the residential zone and full rural properties and orchards around it. For a plumber that means steep sites, rock close to the surface, long private service runs, and plenty of properties on septic systems and tank or bore water rather than full mains supply.

• Steep blocks and where water ends upOn a Roleystone hillside a leak or a failed drain shows at the bottom of the slope, not where it started. Locating the actual source before excavating is the difference between one hole and a string of them down a garden that is hard to get machinery into.
• Rock under almost every trenchDigging in these hills regularly strikes rock at shallow depth, which changes both the time and the equipment a new water line, a drain repair or a soak well needs. It is the main reason quotes here differ from those on the plain, and we assess the ground before pricing.
• Septic systems and tank water on large blocksMany Roleystone properties are unsewered and run septic tanks with leach drains, and plenty depend on rainwater tanks and pumps for household supply. Those systems need servicing to a schedule, because there is no mains backup when one of them stops.
• Access, distance and fire preparationLong steep driveways affect how a truck reaches the work and how long a repair takes. They also make the tank, pump and fittings serving firefighting worth checking well before summer, rather than on the day they are needed.
