Leederville WA 6007, City of Vincent. About 3 km north-west of the Perth CBD.

Leederville lies about three kilometres north-west of the Perth CBD within the City of Vincent, bounded by the Mitchell Freeway to the west and Loftus Street to the east. It grew from the subdivision of the Leeder Estate in 1891, following the opening of the Perth to Fremantle railway in 1881, and the Leederville Hotel, Post Office and Police Station all date from the late 1890s. The Mitchell Freeway divided the suburb in 1973, and West Leederville was gazetted separately in 1998.

• Lake Georgianna, drained by convict labourPart of the Perth wetlands south of what is now Leederville Oval was drained to create buildable land. Ground that was once lake sits low and holds water, so drainage there has little fall and soakage performs poorly through winter. We size stormwater work in those streets for the ground rather than to a standard detail.
• Housing subdivided from the Leeder Estate in 1891The residential streets were laid out from 1891 and built out over the following decades, which puts the original water and sewer services at roughly a century old. Earthenware sewer lines joined in short sections are the norm here, and those joints are where the root intrusion happens.
• The Oxford Street hospitality stripOxford Street carries a dense run of cafes, bars and the cinema, and those kitchens produce grease loads and floor waste blockages that a residential street never sees. It is after-hours commercial work, scheduled around trading rather than around us.

New fixtures discharging into an old undersized line is a common cause of the recurring blockages we are called to, so we check what the new work is joining before quoting.
