Proud Plumbing Services Orelia & Nearby Suburbs

Orelia WA 6167, City of Kwinana. About 32 km south of the Perth CBD.

Orelia lies about thirty-two kilometres south of the Perth CBD in the City of Kwinana, developed from 1952 as one of the original neighbourhood units and later infilled with much newer housing. Orelia Avenue runs through the middle, with established homes on the west side and recent builds on the east. For a plumber that divide decides everything: seventy-year-old services on one side of the street and modern pipework on the other.

  • A suburb split by age down one streetThe west side of Orelia Avenue holds 1950s housing on original services; the east side is decades newer. The same complaint means a pipe condition problem on one side and a single failed fitting on the other, so the address genuinely decides the answer.
  • Original services on the established sideHouses on the older side are still running the drainage and often the pipework they were built with, which is the age where original pipe fails repeatedly. A recurring leak there deserves an inspection rather than another patch.
  • Newer homes where the pipe is fineOn the newer side a replumb makes no sense at all. Leaks there are flexible hoses, mixer cartridges and appliance connections, and anyone quoting pipework on that side of Orelia should be asked to justify it.
  • Mixed housing on shared mainsNew dwellings on the newer side connect into a network that in places dates from the original build. When pressure at a newer Orelia tap is poor, we measure at the meter before assuming the problem is inside the house.

Frequently Asked Questions

Do I need a replumb?
It depends which side of Orelia Avenue you are on. The established west side is 1950s housing where original pipework genuinely reaches the end of its life. On the newer east side the pipe is fine and the fault is a fitting.
My new Orelia house has poor water pressure. Why?
Often because the problem is outside the house. Newer homes here connect into a network that partly dates from the original build, so we measure pressure at the meter before anyone replaces tapware inside.
The drain blocks every year on the old side. What fixes it?
Dealing with the line rather than the blockage, because at that age it is roots in original earthenware. Ring (08) 6185 3008 and we will camera it before clearing it again.
