Plumber Bibra Lake

Bibra Lake WA 6163, City of Cockburn. About 19 km south of the Perth CBD.

Bibra Lake sits about nineteen kilometres south of the Perth CBD in the City of Cockburn, taking its name from the large freshwater lake at its centre, one of the Beeliar Regional Park chain. Around that conservation land is a substantial industrial estate. For a plumber that means trade waste and wash-down drainage as the everyday work, a high water table on the ground near the lake, and a conservation reserve immediately downstream of it all.

• An industrial estate beside a conservation lakeWhat leaves a Bibra Lake site matters more than it would elsewhere, because the lake is protected land immediately downstream. Arrestors and wash-down drainage here need to be right and maintained, not merely installed.
• Arrestors sized for real throughputThe workshops and processing premises across the estate generate oily and solid-laden wash-down. An undersized or neglected arrestor is the single most common cause of the blockages we are called to on these sites.
• A high water table near the lakeGround close to the water holds groundwater near the surface through winter, so soakage there performs poorly and any excavation can meet water sooner than expected. We plan the work around that rather than discovering it mid-dig.
• Large sites with unmapped service runsWater and sewer runs across an industrial block here are long and the documentation is rarely current. We locate before excavating, because on a working site a wrong guess costs downtime as well as the repair.
